General Terms and Conditions (GTC)


Payment Terms

You can choose how you prefer to pay at the time of booking:

Payment option A: Pay the full amount.

Payment option B: Pay a 30% deposit. The remaining 70% must be paid no later than seven days before your arrival.


Payments can be made in Swiss francs via PayPal, TWINT, or payment slip with QR code.


Cancellation Policy

Up to 28 days before arrival and no later: 100% refund.

From 28 days before arrival: The 30% deposit is non-refundable.

Up to 7 days before arrival and no later: 70% refund.

After 7 days before arrival: No refund. The booking can no longer be cancelled.


Check-in & Check-out times:

Our check-in time is from 3:00 PM to 10:00 PM.

Studio check-out until 12:00 (at lunchtime).

Panoramic two-room apartment check-out until 11:00 AM.


Number of guests

Panoramic Apartment: maximum 3 people.

Studio: maximum 2 people.


Quiet Hours

From 11:00 PM to 8:00 AM.


Additional rules

  • For check-in, we require from each guest: Last name, first name, date of birth, nationality, and ID card or passport number.
  • Pets are not allowed.
  • No events are permitted.
  • Smoking, using vaporizers, and electronic cigarettes are strictly prohibited indoors.
  • Smoking is only allowed on the terrace.
  • Cigarette butts must be disposed of in the designated ashtrays on the terrace.


To check in, please follow the instructions that will be sent to you upon booking.


This property is located in a remote mountainous area, at 1,070 meters above sea level.


To reach the property by car, you must drive along a narrow, winding, concrete mountain road. The road is not lit at night. The last 100 meters to the house is a dirt road. The mountain road is partially single-lane.  If you encounter an oncoming vehicle, you may need to reverse briefly to reach the nearest passing spot.


By Public Transport:

The cogwheel train connects Capolago-Riva San Vitale with the summit of Monte Generoso. To reach our accommodation, please get off  at the "Bellavista" stop. From there, a one-hour hike leads to our house called "Casa Monika Monte Generoso." Upon your request and depending our availability, we can pick you up by car near the "La Peonia" restaurant. A 15-minute walk through the forest is required to reach the meeting point.
