General Terms and Conditions (GTC)
Payment Terms
A deposit of 35% of the total amount is required at the time of booking. The remaining balance is due before check-in. Please note that the deposit is non-refundable in case of cancellation.
Payments can be made in Swiss Francs via PayPal, TWINT, or by bank slip with QR code. The remaining balance before check-in can be paid in cash.
Number of guests
Panoramic Apartment: maximum 3 people.
Studio: maximum 2 people.
Check-in Information
Before check-in, the host requires the following information for each guest: full name, date of birth, nationality, and ID or passport number. By providing this data, you authorize the host to forward it to the local tourist office and register your stay with the Canton of Ticino. Check-in is not possible without this information.
Check-in Method
Check-in is in person. Please inform the host of your arrival time at least one day before your arrival to ensure a smooth check-in.
Check-in & Check-out Times
Check-in: 15:00 to 22:00
Check-out Studio: by 12:00
Check-out Panorama Two-Room Apartment: by 11:00
-> If you wish to check in outside these times, please submit a request at least one day in advance. Approval is at the host’s discretion. Check-in after 23:30 is not possible.

Pets
No pets allowed.
Events
Events are not permitted.
Additional Guests
Additional guests are only allowed with prior host approval. Please contact the host in advance to confirm if extra persons are possible. Unannounced guests are strictly prohibited.
Smoking
Smoking, vaping, and e-cigarettes are strictly prohibited inside the house.
Smoking is only allowed on the terrace.
Cigarette butts must be disposed of in the terrace ashtrays.
Electric Car Charging
Charging electric cars is not available at the property or on Monte Generoso. Guests must ensure their vehicles are sufficiently charged before driving up the mountain.
Grocery Stores Distance
The nearest grocery stores are in Mendrisio (13 km away). For guests arriving by train, stores are located in Capolago-Riva San Vitale.
General Liability
Guests are responsible for all damages in the apartment or on the property caused by them, as well as for any lost house keys (lock replacement required). The host reserves the right to charge for any damages.
Garden Gate
Always ensure the garden gate is properly closed when entering or leaving to prevent animals (deer, goats) from entering and causing damage.
Cleaning
Standard cleaning of the apartment is included in the booking. However, washing dishes, pots, pans, and the mini-oven in the two-room apartment are not included, nor are heavy stains on floors, bedding, or towels. Additional cleaning may be charged to the guest.
Property Location
This property is located in a remote mountain area at 1,070 m above sea level.
Arriving by Car
Access requires driving a narrow, winding, concrete mountain road. The road is unlit at night, and the last 100 m to the house is a natural path. Parts of the road are single-lane; you may need to reverse to the next passing point if another car approaches.
Arriving by Public Transport
The cogwheel train connects Capolago-Riva San Vitale with the summit of Monte Generoso. To reach our property, get off at “Bellavista” station. From there, it is a one-hour hike to our house, “Casa Monika Monte Generoso.” Upon request and depending on availability, we can pick you up by car near the “La Peonia” restaurant. Reaching the meeting point requires a 15-minute walk through the forest.
