General Terms and Conditions (GTC)


For short stays of one or two nights, please book directly through Airbnb or Booking.com


For bookings of three nights or more:


Important Information Before Booking


Number of Guests
Panorama Apartment: Maximum 3 guests.
Studio: Maximum 2 guests.


Events are not permitted.


Pets are not allowed.


Booking and Payment Terms

  • A deposit of 35% of the total amount is required at the time of booking.
  • The remaining balance must be paid no later than one day before check-in.
  • In case of cancellation, the deposit will be refunded if the cancellation is made at least 14 days before check-in. After this period, the deposit is non-refundable.
  • You will receive a detailed invoice and payment request via PayPal.
  • Payment can also be made without a PayPal account using a credit card, debit card, Apple Pay, or the attached payment slip.


Cleaning
Standard final cleaning is included in the price. Additional charges may apply in cases of excessive cleaning requirements, heavily soiled textiles, or if dishes and the mini oven are left uncleaned.


Location
Our accommodation is situated in a quiet and secluded mountain location at an altitude of 1,070 m (3,510 ft), approximately 30 minutes (13 km / 8 miles) from Mendrisio.


Arrival by Car
Access is via a narrow, winding mountain road that is not illuminated at night. The last 100 metres are on an unpaved road. Parts of the road are single-lane; when encountering oncoming traffic, it may be necessary to reverse briefly to the nearest passing place.


Arrival by Public Transport
The cogwheel railway connects Capolago-Riva San Vitale with the summit of Monte Generoso. To reach our accommodation, please get off at the “Bellavista” stop. From there, a one-hour hike leads to our house, “Casa Monika Monte Generoso”.
Upon request and subject to availability, we can pick you up by car near the restaurant “La Peonia”. A 15-minute walk through the forest is required to reach the meeting point.


Check-in
For the mandatory registration with the Canton of Ticino, we require the full name, date of birth, nationality, and passport or ID number of all guests before arrival.

  • Personal check-in between 3:00 PM and 10:00 PM.
  • Self check-in is not available.
  • Please inform us of your arrival time no later than one day before arrival.
  • Later arrivals are only possible by prior arrangement.
  • Check-in Instructions: Please follow the instructions sent to you by email at the time of booking.
  • Please note:
  • Late arrivals after 10:00 PM are only possible by prior arrangement.
  • Check-in is not possible after 11:30 PM.


Check-out Times

Studio check-out no later than 12:00 PM.
Panorama apartment check-out no later than 11:00 AM.


Shopping Facilities
The nearest grocery stores are located in Mendrisio. If arriving by train, shopping facilities are available in Capolago-Riva San Vitale.


Electric Vehicles
Charging electric vehicles is not possible at the accommodation or anywhere on Monte Generoso. Please plan your trip accordingly.


Garden Gate
Please keep the garden gate closed at all times to prevent animals from entering the property.


Additional guests are only permitted with the host’s prior written approval and may incur additional charges.


Liability

Guests are responsible for any damage caused and for lost keys.


Quiet hours are from 11:00 PM to 8:00 AM.


Smoking

  • Smoking, vaping, and the use of e-cigarettes are strictly prohibited inside the house.
  • Smoking is permitted only on the terrace.
  • Cigarette butts must be disposed of in the ashtrays provided on the terrace.
